PAYMENT
Q: What do I need to pay before moving in? A: You will pay the Registration Fee and initial rent ahead of moving in. *Initial rent is calculated according to room type and contract length and varies from 4 to 7 weeks.
Q: Are there guarantor fees, deposits, cleaning fees etc.? A: No, there are no guarantor fees, deposits, cleaning fees or agent fees. The only charges will be for rent and the 20,000 JPY Registration Fee for your new contract.
Q: Are Utilities and Wi-Fi usage fees included in the rent? A: Yes, all of the Utilities, Wi-Fi usage fees, furniture, common space cleaning etc. is included in your rent. The only things you will need to pay for are the 1F shared copier & printer (scanning is free) and the laundry.
Q: How do I pay my rent? A: Before moving in, you will need to register your credit card (VISA or Mastercard only) when making payment online for your Initial Rent. Subsequent rent payments will be automatically charged every 4 weeks to your registered credit card. The payment schedule is stated in the contract. *Please note that cash payments are not accepted.
Q: Is there a move-out cleaning fee? A: There is no move-out cleaning fee. However, if damage has been caused in the room or a share space, you may be invoiced for the restoration fee.
BOOKING
Q: How do I book a house viewing? A: Go to the Main Website, and click the Inquiry & Private Tour button. You can book a date and time that suits from here. Viewings are normally held between 11:00 and 17:00, 7 days a week. If you would like to request an alternative time slot, please let us know on the Inquiry form.
Q: What if I can't visit in person but want a house viewing? A: We also offer remote viewings via video phone (e.g. Skype, Zoom) so please choose the Private Tour (Online) option on the Inquiry form on the Main Website. You can also take a virtual tour.
Q: What if I need to cancel or change the time of my viewing? A: Please just let us know by either email or phone as below: TEL: 03-6379-6577 Email: kamikitahouse@unineststudents.jp
Q: Can I move in without doing a House Viewing? A: Yes, you can, but we recommend doing a house viewing first.
Q: When/How far in advance can I make my booking? A: You can make a booking anytime as long as we have rooms open. The booking process takes a minimum of three days and should be completed 14 days ahead of your contract start date, including payment of initial rent.
Q: Are there any requirements to live here? A: We are a student accommodation and welcome students of any nationality. Residents must be aged between 18 and 35 years. *Photo ID (passport, driver's license, residence card etc) is required upon booking.
Q: Do I have to provide a guarantor or undergo a background check before moving in? What documents are required? A: We do not require a guarantor or guarantor company. Before proceeding to the contract, we require you to submit your photo ID (e.g. passport, driver's license, residence card, etc.) and proof of student status (student card or letter of acceptance). You’ll also be asked to provide an up-to-date photo and current address.
Q: How long is the contract term? A: We offer flexible contracts starting from five weeks. The rent fee may vary depending on the number of weeks you contract, as below: One Semester 5~26 weeks Multi Semester 27~51 weeks Full Year 52 weeks
Q: What kind of lease contract do you use? A: We use a Lease Agreement for Temporary Use. Our contracts are paperless, so will be sent and signed by email.
Q: Can I choose whether I want an upper or lower bed in the Duo Nest / Share Nest? A: Let us know your preference when you apply, and we will do our best to accommodate. Please note that your first choice may not be available due to limited availability.
Q: Is it possible to book just a few nights, instead of using a hotel? A: No, our initial contract term is fixed at five weeks and cannot be shortened.
Q: Is it possible to swap rooms after checking in? A: Yes, though there is a Room Swap fee and the rent fee may vary depending on the new room type. Room swaps will also depend on availability.
Q: Can I cancel my reservation? A: Yes, you can cancel your reservation if the contract and payment have not been completed. However, please note that the Registration Fee (20,000 JPY) will not be refunded.
Q: Can I cancel my contract? A: Yes, you can, but please note that there is a cancellation fee. The cancellation fee is calculated based on the contract details (dates, rent fee).
ROOM
Q: Are the share apartments gender-specific? A: Yes. The floors are mixed but not the apartments.
Q: Can couples or siblings of different genders share a two-person apartment? A: Yes, if both people consent.
Q: Can family and friends stay the night? A: **Premium Nest:** You can have one guest of any gender for up to two consecutive nights. **Neo Nest:** Sorry, you can't have overnight guests. **Duo Nest** Sorry, you can't have overnight guests. **Share Nest:** Sorry, you can't have overnight guests.
Q: Is there a Guest room available? A: No, there are no Guest rooms.
Q: How big is the bed? A: It’s a standard single size. Mattress: width 100 cm x length 195 cm
Q: What do I need to bring with me? A: Just the daily essentials (towels, bath mat, toilet paper, toiletries, condiments etc.) We have your bedding, furniture, appliances, kitchen utensils, hair dryer and cleaning tools covered.
Q: Do the rooms have a safety box or locker? A: There's a lockable desk drawer and/or locker for each student in every room. We also store up to two pieces of luggage free of charge for Duo Nest and Share Nest residents.
SERVICE
Q: What are the front desk service hours? A: * 08:00-22:00 full service by main staff * 22:00-08:00 limited service by night staff
Q: What if I don’t speak Japanese? A: We have residents of many different nationalities, not just Japanese. If there are times you feel you need Japanese, bilingual staff will be on hand to support.
Q: What languages do staff speak? A: All front of house staff speak Japanese and English, and some staff also speak Chinese and other languages.
Q: Do you have a cafeteria? A: No, there is no cafeteria on site. We have large share kitchens and there are convenience stores and supermarkets located close by.
Q: Are there cleaners? A: We have cleaners 365 days a year. They clean the floors and surfaces in all common spaces (e.g. kitchens, living rooms), but do not enter resident rooms. There are cleaning rental items provided on the 1F so that residents can keep their own rooms (and the building) clean and tidy! We have vacuums, mops, buckets and dustpan & brush sets available, as well as irons and ironing boards etc.
Q: Is there Wi-Fi at KAMIKITA HOUSE? A: Yes, we have Wi-Fi throughout the common spaces and within each of the apartments/rooms, where there is also a LAN port. Wi-Fi usage fee is included in the rent.
Q: Are there laundry facilities within the building? A: Yes, we have washing machines and clothes dryers located on the 8F. The machines are available 24-hours and are operated by pre-paid laundry cards. The prices are as below: washing machine: 200 JPY / 1 wash (*must provide your own detergent) clothes dryer: 100 JPY / 30 mins.
Q: Do residents have mailboxes and access to delivery lockers? A: There are mail boxes fitted with combination locks for each apartment room located inside the building, but we do not have delivery lockers. All mail items are received at the Front Desk and we will email you to collect any items that are too large or are unsuitable to put inside your mail box. Note: We cannot accept refridgerated items or Pay-On-Delivery mail. In this case, we will receive a redelivery slip so that you can arrange for redelivery and receive the item at a time that suits you.
Q: Is there bicycle parking? A: Yes, there is bicycle parking free of charge. Please speak with the Front Desk staff to register a spot.
Q: Can friends who aren’t residents use the study rooms and cinema? A: Yes, they can use them together with you. Please note that all guests must log in and out at reception.
Q: Do you have a multi-use/prayer room? A: We have a multi-use Cinema/Games room that you are welcome to use for prayer, but we do not have a dedicated prayer room.
Q: Do you have a car park? A: No, there is no car parking available on site, though there is a coin parking lot located adjacent to KAMIKITA HOUSE.
Q: Can you smoke in the building? A: The smoking area is located on the 8F rooftop with 24-hour access. There is no smoking, e-cigarettes or vaping permitted inside the building.
Q: What times are the shared spaces available for use? A: The share spaces can be used 24 hours a day. However, we ask that residents be considerate of noise in the late evening and early morning.
OTHERS
Q: Is there a curfew? A: There's no curfew, but please inform us if you'll be away overnight.
Q: How about the security? A: Our building is accessible strictly by key card, which includes the front entrance, elevators, corridors and all apartments. We also have CCTV throughout the building and overnight on-site security staff.
